Therme, Manchester

Project Overview – Therme

Therme Manchester is envisioned as the UK’s first large-scale urban wellbeing resort, located in Trafford City (Greater Manchester) adjacent to the Trafford Centre.

The resort will combine water-based attractions (wave pools, slides, indoor beach) with wellbeing, spa and botanical features, creating an immersive “oasis” environment integrating nature, water, art and health.

Sustainability is a key component: the design targets LEED Platinum accreditation, includes water-reuse systems, heat-pump technology and significant landscaping/green infrastructure.
The scheme is expected to deliver substantial social and economic impact locally, creating jobs, supporting community engagement and re-purposing a brown-field entertainment site.

The project incorporates significant environmental measures, including underground cabling, ecological improvements and landscape screening to blend the site into its rural surroundings.

Timeline & Progress

Therme Manchester has progressed through several key milestones since first being announced as a transformational wellbeing destination in 2019. Planning permission for the original concept was granted in 2020, followed by a major design evolution in 2023 that introduced a new glass-pavilion architectural approach focused on sustainability and improved landscaping. The former EventCity building has now been demolished and enabling works completed, preparing the site for full construction. Main build activity is scheduled to begin in 2025 with phased development to follow, leading to an anticipated opening towards the end of 2028.

Location & Access

The resort is located within TraffordCity in Greater Manchester, positioned on the former EventCity site next to the Trafford Centre retail destination. The area benefits from excellent regional connectivity, with direct access to the M60 motorway network, Metrolink tram services and extensive parking provision. Pedestrian routes and cycle links will integrate the resort into the wider TraffordCity masterplan, ensuring easy access for both day visitors and hotel guests. Its strategic location at a major leisure and retail hub is expected to support year-round footfall and maximise visitor accessibility.
