Project : Red Bank Apartments, Manchester
Project Overview
The Red Bank Riverside scheme is a major regeneration initiative in the Red Bank area of Manchester, part of the broader Victoria North masterplan. The development will deliver over 2,000 new homes (across one, two and three-bed apartments, duplexes and townhouses) alongside public realm, amenity provision and commercial uses.
It sits on under-utilised brownfield land by the River Irk and seeks to integrate green, waterside living with the edge of the city-centre.
The residential blocks include high-rise towers such as the forthcoming “Kingfisher” 30-storey building of 322 homes.
Key features include:
Dual-aspect apartments with floor-to-ceiling windows, overlooking the river, City River Park and city skyline.
Low-carbon technologies: air-source heat pumps, solar PV, sustainable design credentials.
A residents’ clubhouse with lounge, co-working space, gym/wellness suite, rooftop bar and terrace as part of the amenity offer.

Timeline & Progress
Masterplan & Approval Phase: The wider Victoria North scheme (which includes Red Bank) is set to deliver up to 15,000 homes over ~15-20 years.
First Phases: The first phase “Victoria Riverside” within Red Bank delivered 634 homes across three towers (18-storey City View, 26-storey Park View, 37-storey Crown View) designed by Hawkins\Brown, topping-out in late 2023.

Next Phases: The “Kingfisher” tower (30 storeys, 322 homes) launched circa 2024 with a projected completion date around Q1 2029.
Ongoing Construction & Delivery: The development continues in phases, with new blocks, public realm and infrastructure being delivered incrementally alongside the broader neighbourhood build-out. The overarching regeneration will span the next decade.
Process Steps:
- Land assembly, masterplan development and public consultation.
- Design development, planning approvals and infrastructure enabling.
- Construction of towers and associated amenities, phased occupation.
- Public realm, parkland, transport links and community facilities delivered in parallel.
- Final phases complete, hand-over and full neighbourhood activation (retail, leisure, community uses).
Location & Access
Location: The site occupies the Red Bank area, north-east of Manchester city centre, just behind Manchester Victoria Station and adjacent to neighbourhoods such as Angel Meadow, Collyhurst and the Green Quarter.
Setting: Positioned along the River Irk valley, the scheme benefits from waterside and green-space potential. It forms part of the new “City River Park” that will provide ~113 acres of parkland, linking to the city centre.
Transport & Connectivity:
- Walking distance to Victoria Station and Metrolink, offering strong public transport links.
- Good access by bus and local cycle/foot paths. The masterplan emphasises new pedestrian/cycle routes, green connections and active travel links.
- Neighbourhood Integration: The location bridges the city-centre and adjacent residential neighbourhoods. It will benefit from upcoming amenities, retail/leisure uses and improved public realm that connect the community.
Access for Residents & Construction: Given the urban setting, access strategy will likely include dedicated servicing/staging zones, resident drop-off areas, and careful phasing to minimise disruption to the surrounding neighbourhood and transport network (though specific details are not publicly detailed as of now).
